Deadline looms for you to have your say on land subdivision

There is just one day left to have your say on a proposed amendment to a site development plan in Ward 48. 

Situated on Erf 39303 along Ricardo and Turfhall roads and Jan Smuts Drive, the plot of land was rezoned by the council in 2016.

This allowed for a portion of the land parcel to be developed with the construction of a garage and motor showroom, which has since been built, based on the site development plan.

The remainder of the land was set to be developed at a later date.

This was zoned for a place of instruction and a place of assembly.

This has since lapsed and a public participation process is now underway for the proposed subdivision of the land. 

The purpose of this application is to allow this land parcel to be split into four units, each independent of the other.

The initial site development plan included the development of both the motor dealership and place of instruction and place of assembly. This lapse and proposed split of the erf requires an amendment to the site development plan.  

This proposed change is as follows:

  • The remainder of the erf is a sporting complex on the eastern side of Jan Smuts Drive as well as the open space to the north of Ricardo Road. No development is proposed for this portion and the status quo will be unchanged.
  • Portion 1 is currently vacant, zoned for local business 2 and is limited to being developed for a place of assembly and place of instruction.. 
  • Portion 2 is the existing motor dealership located on the corner of Jan Smuts Drive, Turfhall and Ricardo roads. This land is zoned local business 2.
  • Portion 3 is an electrical substation site and is required to be on its own land unit.   

Public participation closes tomorrow (Friday 3 March).
